5 day notice to quit
The five-day notice to quit is served to tenants for nonpayment of rent. This gives tenants five days to cure their lease default or an eviction suit can be filed.
10 day notice to quit
The ten-day notice to quit is served to residential tenants for lease violations other than nonpayment of rent. This gives tenants ten days to cure their lease default or an eviction suit can be filed.
30 Day notice to quit
A thirty-day notice to quit is served upon a tenant with whom you wish to terminate a month-to-month tenancy.
60 day notice to quit
A sixty-day notice to quit is served upon a tenant with whom you wish to terminate a year-to-year tenancy.
Eviction Summons
First, an eviction summons for Sheriff’s service is served along with the eviction complaint. If the Sheriff’s are unsuccessful, an Alias Summons is filed after judge approval. Check the Alias Summons box if this is the case.
